What is SeptiPro Environmental?
SeptiPro Environmental is a certified, independent septic inspection company serving Colorado and Northern New Mexico. We provide objective, evidence-based evaluations of onsite wastewater treatment systems (OWTS) for buyers, sellers, and real estate professionals.
We are an inspection-only company. We do not install systems, perform repairs, or sell pumping services — which means our findings are never influenced by a financial interest in what we recommend.
Why does it matter that SeptiPro is “inspection-only”?
Many septic companies offer inspections alongside repairs, pumping, and installation. That overlap creates a built-in conflict of interest — a company that profits from repair work has a financial incentive to identify problems, regardless of whether they exist.
Because SeptiPro only inspects, our recommendations are driven entirely by what we observe and document on-site — not by what might generate follow-up revenue.
Are your inspectors certified?
Yes. SeptiPro inspectors are credentialed through the National Association of Wastewater Technicians (NAWT) and trained in standardized onsite wastewater system evaluation practices. We are also affiliated with NOWRA, NEHA, and CPOW, and maintain OSHA-compliant workplace safety standards.
Is SeptiPro licensed and insured?
Yes. SeptiPro Environmental operates as a fully licensed and insured inspection company. We maintain appropriate professional liability and general liability coverage, and our inspectors hold current certifications aligned with state and county requirements in our service area.
What Happens During an Inspection
What does a SeptiPro inspection include?
A full SeptiPro inspection is a structured, multi-step evaluation covering the entire system. Every inspection includes:
- Records and permit verification
- Surface and site assessment
- Interior plumbing and fixture flow testing
- Septic tank inspection (structural integrity, baffles, effluent filter, liquid levels)
- Hydraulic load testing per NAWT standards
- Pump and mechanical component inspection (where applicable)
- Distribution system and soil treatment area (drainfield) evaluation
- Camera-scoped inspection of tank and lines
- Narrated video documentation
- Certified SeptiPro Reportâ„¢ with condition classifications and recommendations
How long does an inspection take?
Most standard residential inspections take between 2 and 3 hours, depending on system size, type, accessibility, and site conditions. More complex systems may take longer. We’ll give you a time estimate when you schedule.
Do I need to be present during the inspection?
It is not required, but it is recommended. Being present allows you to ask questions in real time and gives you a clearer understanding of the findings before the report is delivered. For real estate transactions, having the buyer or their agent on-site is common practice and generally encouraged.
Do you pump the tank as part of the inspection?
No. Pumping is a separate service we do not provide. If pumping is needed for accurate evaluation, we will communicate that clearly and you can arrange it through a licensed pumping provider of your choice.
What if you can’t access the septic tank or system components?
We make every effort to locate and access all system components. If a component is inaccessible or site conditions prevent full evaluation, we will document what was observed, note the limitations clearly in the report, and provide guidance on next steps.
Buying a Home With a Septic System
Should I get a septic inspection before buying a home?
Yes — always. A septic system is one of the most expensive systems on a property to repair or replace, with costs ranging from a few thousand dollars for targeted repairs to $15,000–$40,000+ for a full system replacement. A professional inspection before closing gives you a clear picture of the system’s current condition and any concerns that may affect your decision or negotiation.
What will a SeptiPro inspection tell me as a buyer?
Our report gives you a documented, evidence-based assessment of the system’s condition, including overall condition classification, status of the tank, baffles, filter and drain field, any identified concerns, photographic and video documentation, and professional recommendations for follow-up if needed.
What happens if the inspection reveals concerns?
SeptiPro provides objective findings and condition classifications, not simple pass/fail determinations. Our report documents what we observed and classifies conditions in accordance with NAWT standards. If significant concerns are identified, we clearly explain what was found and provide guidance on recommended next steps — with no financial interest in a particular outcome.
Can I use the SeptiPro report for negotiation?
Absolutely. Our certified, professionally formatted reports are designed to be useful in real estate negotiations. Clear condition classifications, documented findings, and professional recommendations give you solid, objective grounds for requesting repairs, credits, or price adjustments.
Listing a Property With a Septic System
Why should I get a pre-listing septic inspection?
A pre-listing inspection gives you control of the information before it becomes a negotiating point. When you know the condition of your system upfront, you can address any issues before they derail a transaction, price your property with confidence, provide documentation that builds buyer trust, and reduce the likelihood of late-stage surprises during due diligence.
What if the inspection reveals a problem with my system?
Knowing about a problem before listing is always better than discovering it during escrow. With SeptiPro’s independent report in hand, you have time to get repair quotes, make informed decisions, and price accordingly. Our findings are documented clearly and professionally — giving you a factual basis for any disclosures required by your county or state.
Will the buyer’s agent or lender accept a SeptiPro report?
SeptiPro provides NAWT-certified inspection reports aligned with nationally recognized evaluation standards. Our reports are structured for real estate use and accepted by buyers, agents, and most lenders. If specific county documentation is required, we work within applicable local requirements and can coordinate as needed.

How does SeptiPro work with real estate agents?
We partner directly with Realtors® throughout our service area to support inspection timelines, answer transaction-related questions, and deliver reports in formats that are easy to use in negotiations and disclosures. Agents can schedule on behalf of clients, receive report copies, and reach our team directly for coordination throughout the process.
How quickly can you schedule an inspection?
In our primary Front Range counties, we maintain consistent weekday and weekend availability and aim to accommodate tight closing timelines whenever possible. For time-sensitive transactions, contact us directly so we can assess current availability and prioritize accordingly.
Do you offer same-day or expedited reports?
Yes, when scheduling and site conditions allow. Expedited digital delivery is available and designed specifically for real estate timelines. We’ll communicate delivery expectations at the time of scheduling.
Can I order an inspection on behalf of my client?
Yes. Realtors® can schedule inspections directly on behalf of buyers or sellers. The completed report can be delivered to the agent, client, or both depending on your preference and the client’s authorization.

Your Certified SeptiPro Reportâ„¢
What is included in the Certified SeptiPro Report?
Your report is a structured digital document that includes overall system condition classification, component-by-component findings with documented observations, photographic documentation, narrated video recording, evidence-based professional recommendations, and inspector credentials and certification information. Reports are formatted to be understood by homeowners and agents, not just technical specialists.
How and when is the report delivered?
Reports are delivered digitally via email as a PDF. Expedited same-day delivery is available when scheduling and site conditions allow. Standard delivery is completed within 24 hours of the completed inspection.
What condition classifications do you use?
SeptiPro uses a structured classification system aligned with NAWT standards to describe system condition in clear, understandable terms. Classifications are applied at both the component level and the overall system level, and are explained within the report so all parties can understand the findings without needing a technical background.
How long is the report valid for?
A septic inspection report reflects the condition of the system at the time of inspection. Reports are generally considered current for the duration of a standard real estate transaction — typically 90 to 180 days depending on the county and context. How do I schedule an inspection?

What information do I need to provide when scheduling?
To schedule efficiently, it helps to have the full property address, contact information for the owner or agent, known system type if available, any prior inspection records, closing or contingency deadline if applicable, and property access instructions. If you don’t have all of this, we can work through it during the scheduling process.
What if I need to cancel or reschedule?
Please contact us as early as possible if you need to cancel or reschedule. Our scheduling and cancellation policies are outlined in our client forms, available on the Client Forms page.
Do you inspect on weekends?
Yes. Weekend availability is offered in our primary Front Range service area. Availability may vary by county and season. When you schedule online or call, you’ll be able to see all available time slots including weekends.

SeptiPro serves three coverage tiers across Colorado:

What if my property is outside your listed service area?

Do you coordinate with county health departments?
Yes. SeptiPro works directly with county health and environmental departments across our service area, including the Las Animas and Huerfano County Health Department. We are familiar with local OWTS regulations and inspection requirements and can help coordinate documentation as needed.
